The company Ultrarentmaramures, owned by Ștefan Dărăbuș, will invest approximately EUR 10 million in the development of the first hotel under the AC Hotels by Marriott brand in Romania, located in the historic center of Baia Mare. The project, scheduled for inauguration at the end of 2028 or the beginning of 2029, marks the local debut of this premium lifestyle brand, after a previous launch attempt in Brașov was abandoned, according to Profit.ro data.
The future hotel unit in Baia Mare will have 40 rooms. In the 2020–2025 period, this consultant assisted 14 operating contracts with a cumulative development budget of over EUR 400 million, collaborating with major brands such as Hilton, Accor, Radisson, and Marriott. AC Hotels by Marriott, a joint venture created in 2011 by Marriott and Spanish partner Antonio Catalan, currently has over 230 global hotels focused on minimalist design and the premium business segment. In Romania, the Marriott group already operates six hotels under the JW Marriott, Sheraton, Moxy, Courtyard, and Autograph Collection brands.
The investment in Baia Mare comes amid a positive dynamic in the national hotel market, dominated by the record performance of the Capital. According to a Cushman & Wakefield analysis, Bucharest recorded the highest growth in revenue per available room (RevPAR) in Central and Eastern Europe in 2025, with an annual increase of 12%, outperforming Warsaw (9.1%) and Prague (8.3%). The growth was supported by a 6.8% increase in the average daily rate (ADR) and an occupancy rate increase of about 5%. The average rental rate in Bucharest stood at nearly EUR 110, compared to EUR 125 in Prague and just over EUR 100 in Warsaw.
This evolution stimulates new developments. By 2028, the stock in Bucharest will expand by approximately 2,000 new rooms (+17%), with some of the largest announced projects including Hyatt Place & Hyatt House (270 rooms) and Swissotel Bucharest (200 rooms). In the transaction segment, the Bucharest hotel market attracted a volume of about EUR 46 million in 2025, up 180% compared to the previous year.
