The 4-star Hilton Garden Inn Bucharest Airport, the first hotel located in an airport in Romania, will be bought by Yellow Tree, the real estate group’s entry into the hotel market.
The Yellow Tree real estate group, indirectly controlled by British businessman Carl Bossino, will enter the hotel market by acquiring the 4-star Hilton Garden Inn Bucharest Airport, the first hotel located in an airport in Romania, from Lithuanian operator Apex Alliance Hotel Management.
Hilton Garden Inn Bucharest Airport opened in August 2019, has 218 rooms and required an investment of EUR 19 million.
With this acquisition, Yellow Tree will enter the hotel market. The company’s investments have so far focused on office buildings and warehouses in Bucharest.
Apex Alliance will continue to operate the hotel under a lease agreement, ensuring continuity in management and service.
The hotel’s buyer, the Yellow Tree Group, started operating in Romania in 2015. It is controlled, through a Cyprus-based offshore, by British businessman Carl Bossino as majority shareholder and has Romanian, Israeli and British managers.
The investors have amassed properties worth around EUR 75.7 million in Bucharest and an area of about 90,000 square meters. Their target was to reach a portfolio of one million square meters by 2025.
The Yellow Tree Group specializes in the acquisition of non-performing assets, semi-finished real estate projects and portfolios of financially distressed properties with the idea of improving them through additional investments.
Between 2015 and 2018, the group bought 4 properties in Bucharest with a market value of around EUR 50 million and cumulative annual rental income of EUR 4.6 million.
