Historic properties worth over EUR 10 million for sale in Timisoara

A number of representative historic buildings in Timisoara have been put up for sale, with the cumulative value of the publicly priced properties exceeding €10 million. The portfolio includes buildings such as the Iron Ax House, Marschall Palace, Szana Palace, Villa Urbana and Vila Doja, each with both heritage value and development potential for prestigious commercial, office or residential functions. Most of the buildings have been recently restored and adapted for modern use.

The highest listing value is the Iron Spindle House, valued at EUR 4.45 million. The building, with a two-century history, has been rehabilitated and converted into a mixed-function office hub with 80% occupancy. The building derives its name from an artillery sightshaft embedded in the corner of the building, linked to a local legend about the battle of 1716. The Marschall Palace, designed by architect Martin Gemeinhardt on December 16 Boulevard, is estimated at €2.8m and is notable for its richly decorated facades and elegant towers, part of a stylistically unified street front. Valued at EUR 1.25 million, the Szana Palace, a class A historical monument, was the former headquarters of the Szana Bank, an institution that financed important local companies such as Kandia and the Timișoara brewery. The property has a floor area of 345 square meters and is fully restored.

Also in the over €1 million segment is Villa Urbana, valued at €1.09 million. Built in 1932 and restored, the villa has 26 rooms. The list is completed by Villa Doja, estimated at €800k, which combines an original, classic structure with a modern extension, offering 18 rooms and four parking spaces. Also available on the market is the Atlantis House, the price of which is provided on request. Erected in 1812 and restored in 1900, the property is notable for its facade, unique in Romania, carved with atlatls, and its stone portal which, according to legend, includes elements from Ottoman cannons captured in 1716. The building is ready to be converted into a boutique hotel, office or mixed-function space.
