The Spanish group Hercesa is starting construction work on a new building within the Vivenda Residencias residential complex. Located in Sector 2 of the capital, on the site of the former Titan bread factory, the Spanish project includes 420 apartments already sold and is entering its third phase: two new buildings with 132 units, representing an investment of 14 million euros. The completion of the first building (66 apartments) is scheduled for the spring of 2017, with 30% of the units already purchased.
„The residential market has been on an upward trend since last year, and buyer interest has increased. Compared to the real estate boom period, however, the typology of clients has changed significantly, in the sense that we are now talking about fully informed buyers who know what they want from an apartment and know their real estate needs very well. Therefore, the advantages that the Vivenda Residencias project presents compared to the rest of the residential offer in the area have contributed fully to our sales success,” says Mauricio Mesa Gomez, General Manager for Romania and Bulgaria at Hercesa.
Two-room apartments cost 57,512 euros (excluding VAT), three-room homes cost 86,213 euros (excluding VAT), and four-room apartments are priced at 99,948 euros (excluding VAT). Prices include a parking space and a storage unit.
„Our pre- and post-sales services are very well regarded by buyers. Thus, a potential client’s experience begins in the showroom, where a full-scale apartment has been built, furnished, and decorated, to allow clients to realize the size of the living spaces, observe the quality of the finishes, and determine how they can arrange the apartment. There are three customization options for the apartments at no additional cost: three variants of finishes for parquet, washable paint, and doors are available,” state representatives of the Spanish group, active in our country since 2004.
