The National Agency for Fiscal Administration (ANAF) is putting the Express Hotel in Predeal up for sale for the third time, owned by CFR Marfă, at a starting price of EUR 2.54 million, excluding VAT. The new price is approximately EUR 324 thousand lower than the previous attempt. The move is part of a broader plan by the authorities to monetize the rail freight company’s assets to recover state claims before liquidation procedures are triggered.
The auction is organized by ANAF after the first two sale attempts, conducted in December 2023 and spring 2024, ended without any bids submitted. To participate in the new procedure, potential buyers must pay a deposit of EUR 254 thousand.
The three-star hotel complex is located near the Predeal train station on a land plot of approximately 1,500 square meters. The property has 29 rooms (four suites and 25 double or triple rooms), a restaurant, kitchen, fitness room, and administrative spaces, as well as a building originally intended for wagon training and inspection, later reconfigured for protocol activities. The hotel was built between 2003 and 2006 using CFR Marfă’s own funds, with an investment of around EUR 458 thousand, and the buildings are in good technical condition.
Although functional, the hotel is considered unprofitable due to low summer traffic, despite recording good occupancy during winter and holidays. CFR Marfă management maintains that operating hotel spaces is not part of its core business. The company’s general manager, Daniel Apostolache, stated that discussions held so far with potential investors have only been informal, as they anticipate possible further price cuts. As part of the same enforcement action, ANAF has also auctioned off thousands of wagons and locomotives owned by CFR Marfă.
