Nordis Group Plans to Open Multiple Hotels in Romania

The real estate group Nordis, which is building the largest hotel in Romania, Nordis Mamaia, with 730 5-star rooms, aims to become the largest operator in this market within 5 years, developing hotels in various areas of the country totaling more than 6,000 rooms.

The hotels are to be sold room by room to either individuals or companies, who will receive an annual rent of 7% of the total amount invested in purchasing the respective room.

The group’s first hotel project, Nordis Mamaia, includes 700 holiday apartments and a 5-star hotel with 730 rooms, the largest in Romania. The project will be completed next year, with the total investment amounting to over EUR 80 million.

Emanuel Postoaca designed the hotel as a financial vehicle, with all rooms for sale, intended to provide buyers with a 7% yield. In practice, the buyer purchases a hotel room for 80,000-100,000 euros, is allowed to stay there for free for one week, and for the rest of the period, the room is operated by the Nordis group.

The hotel will be completed next year, with pre-sale contracts already signed for 90% of the hotel rooms.

On sale for 2 years, the future rooms in Nordis Mamaia were, paradoxically, sold better this year during the pandemic.

The hotel will feature a 3,200 sqm spa, 6 conference rooms, 9 restaurants, a cinema, a children’s playground, and its own beach.

Nordis is also set to begin construction of the largest hotel in Sinaia, also 5-star, with 240 rooms and 70 residential apartments. The investment is estimated at EUR 35 million, including land, construction, hotel equipment, spa, etc.

Postoaca specified that this project also has a pre-sale commitment rate of over 70%, even though construction has not yet started.

To this will be added a hotel in Brasov, on the road to Poiana, and another hotel whose construction will begin in the spring, in the northern area of Bucharest, on land already purchased by Nordis. The hotel will be classified as 5-star, will have 110 rooms, and will require an investment of EUR 25 million.
