Among the retailers that have recently joined the portfolio are Furla, Lego, Rituals, and Popeyes, with Primark, Sport Guru, and Sport Vision units set to open in the near future. In parallel, about 20 existing tenants are modernizing their commercial concepts, some tripling their surface area to implement flagship formats.

The current investment brings the total value of the project in Iași to approximately EUR 400 million. The works, estimated to last three years without interrupting the mall’s activity, include the redesign of the gardens, the theater esplanade, and the relocation of the Congress Hall conference center to a 1,000-seat space. From a financial perspective, the complex recorded a turnover of approximately EUR 58.45 million in 2024, of which EUR 36.29 million was generated by the retail segment and EUR 22.16 million by the office segment.

The EUR 305.6 million refinancing, structured by Erste Group Bank, BCR, and Raiffeisen, represents a first for a portfolio of multiple buildings integrated into a mixed-use project. This transaction is part of a broader package of financing attracted by the IULIUS group in the last year, exceeding EUR 700 million. The funds provide the necessary liquidity to optimize existing assets and support new urban regeneration projects in Cluj-Napoca and Constanța, investments estimated at over EUR 1.3 billion.
