Hotel Orizont Predeal re-auctioned at reduced price after death of Alexandrion founder and failed sale

The shareholders of FEPER, a company 85.7% controlled by Transilvania Investments Alliance (formerly SIF Transilvania), have approved the resumption of the sale of the four-star Orizont hotel complex in Predeal and the Miorița restaurant, setting a starting price of EUR 9.5 million plus VAT. This value represents a decrease from the previous minimum price of EUR 10.5 million, following the failure of the transaction with the Alexandrion group.

The previous attempted sale to Hotel New Montana, part of the Alexandrion Group, had been contracted at a price of approximately EUR 10.25 million (RON 52.2 million). Although the buyer paid a down payment of approximately EUR 0.51 million (RON 2.6 million), the transaction was not completed due to the non-payment of the price difference by the deadline of May 15, 2025. The deadlock occurred in the context of the death of businessman Nawaf Salameh, owner of Alexandrion Group, in April 2025. At the same time, the management mandate held by The Makers, founded by entrepreneurs Dragoș Anastasiu and Dragoș Petrescu, expired in May. During the three-year mandate, the operator invested in replacing elevators and renovating common areas (ground floor, lobby, restaurant, conference rooms), but the plan to completely transform the facility was not completed. At present, the management is handled internally by Paul Alexandru-Palaș, the director of FEPER Predeal branch.

The Orizont complex has 139 rooms with a capacity of 260 seats, a wellness center, a conference center with 310 seats and several food and beverage establishments, including the international restaurant Orizont and the traditional restaurant Miorița. In the first half of this year, the hotel generated revenues of around EUR 1.37 million (RON 7 million), with 46% occupancy and more than 10,000 tourists, an increase of 8.91% compared to the same period last year. More than half of the receipts came from the catering segment. The market context is favorable, with the volume of hotel transactions in Romania reaching around EUR50m in 2024, an increase of 93% year-on-year, according to a Cushman & Wakefield Echinox analysis.
