Businessman Niculae Dusu, with interests in construction materials production, port services, tourism, and real estate, is preparing the construction of a 4-star hotel in the Foisorul de Foc area of central Bucharest, which he intends to affiliate with an international chain.
Niculae and Gabriela Dusu consolidated a plot of approximately 1,700 sqm near the George Cosbuc High School in Bucharest 14 years ago with the intention of entering the Bucharest hotel market. To this end, the Dusu family also developed a Zonal Urban Plan (PUZ), approved in 2015, and has now re-initiated the authorization process.
“The project’s authorization is currently delayed by obtaining a one-year extension of the urbanism certificate from April 2021 and approvals from the Ministry of Culture. I was forced to create a Zonal Urban Plan because part of the land is located in a protected area, and I have now been waiting over 7 months for the urbanism certificate extension documents,” stated Niculae Dusu.
The Dusu family intends to build a hotel of at least 4 stars, with two basement levels dedicated to parking, four floors, and a recessed fifth floor, which will include 134 rooms, a restaurant for 90 people, a conference room for 72 people, a fitness room, and commercial spaces.
The investment is estimated at over EUR 11 million, and the design is provided by the American company Epstein.
“An international hotel chain already present in Romania will be involved. We have offers from several chains. I am building the hotel myself, but we want to enter into a management contract,” Dusu specified.
