2016 Projects: 20 Million Euros Invested in Housing in Northeast Bucharest

The largest residential complex in the northern part of the Capital will continue its expansion throughout this year. Developer Opus announces that it will invest approximately 20 million euros in Cosmopolis, money that will go into 500 new homes, infrastructure, and a shopping center.
Located near the Ring Road, between the bridges of Pipera-Tunari and Andronache-Stefanestii de Jos, the Cosmopolis complex is set to have 500 new apartments and villas, as well as a new shopping center. Approximately 20 million euros will be invested this year in the continued development of the largest residential complex in the northern area of the Capital, announces Opus Land Development. Located near the Ring Road, between the bridges of Pipera-Tunari and Andronache-Stefanestii de Jos, the Cosmopolis complex is set to have 500 new apartments and villas, as well as a new shopping center.
“At this moment, there are 2,100 completed homes within Cosmopolis, with the project’s community numbering over 3,700 residents. The investments scheduled for 2016 will also be directed towards the continued development of the general infrastructure within the project, the most important facility to be developed this year being a strip mall with a leasable area of 3,500 square meters,” state Cosmopolis representatives.
The shopping center will have as its main anchors a Carrefour supermarket with an area of 1,200 sqm, a miniPrix store, and three restaurants. Already 50% pre-leased, the small mall is set to be inaugurated in the summer and will include various service spaces, as well as a parking lot with 60 spaces. Additionally, two outdoor swimming pools and several sports fields will be built this year, and the development of the project’s road infrastructure will continue.
Selling prices for homes in Cosmopolis start from:

48,500 euro + 5%* VAT – for a two-room apartment, 67 sqm
59,700 euro + 5%* VAT – for a three-room apartment, 86 sqm

“2015 was a good year, with buyers becoming increasingly decisive against the backdrop of price stabilization and improved credit offers. We recorded a 34% increase in sales in Cosmopolis, thus reaching over 1,000 homes sold in three years,” says Gabriel Voicu, director of the New Homes division at Coldwell Banker Affiliates of Romania, manager and exclusive agent for Cosmopolis, a complex where investments have reached approximately 268 million euros to date.
