The number of short-term rental apartments in Bucharest has doubled in the last 2 years

According to data provided by the National Authority for Tourism (ANT), the market for short-term rental apartments in Bucharest has doubled in the last 2 years. During this period, 436 accommodation units (apartments and rooms for rent) owned by legal entities were authorized, totaling 864 beds. Currently, there are officially 718 accommodation units with 1,533 beds in Bucharest.
Consultant Mircea Draghici estimates that the real number of this type of apartment is more than three times higher, and the difference can be found „on the black market” or in spaces rented „as an individual,” with the activity declared to ANAF.
These figures demonstrate that tourism recovered faster after the crisis than the residential market.
A short-term rental studio is rented for 30-35 EUR/night. With just 15 nights rented per month, the monthly earnings can exceed 450 EUR, more than if the space were leased to a permanent tenant.
The clients for these apartments are small Romanian or foreign business people who do not want to pay 60-70 EUR for a room in a 3-4 star hotel, or tourists who want to stay in the city center but not spend too much on accommodation.
George Boruna, general director of the General Directorate of Control and Authorization within ANT, stated that short-term rental apartments can operate legally even without being classified, if the owner declares the income earned from it to ANAF. This applies only to individuals, owners of the residence, because in the case of companies, classification by ANT is required.
