Globalworth pays 47 million euros for the second Skanska office building

Important transaction on the capital’s office space market: Globalworth and Skanska have shaken hands for the second office building in Green Court Bucharest. The transaction is set to be concluded towards the end of the year, with the price being approximately 47 million euros. The agreement comes about a year after businessman Ioannis Papalekas’s company paid the Swedes 44 million euros for the first building in the office complex in the Floreasca-Barbu Vacarescu area.
Globalworth is consolidating its position on the local real estate market through the acquisition of the second office building in the Green Court Bucharest complex, developed by the Swedes from Skanska. The value of the transaction to be concluded in the immediate period amounts to 47 million euros. With a leasable area of 18,600 sqm, Building B is already 80% occupied by renowned tenants such as Carrefour, Colgate Palmolive, Adecco, Sanofi, or RINF Outsourcing Solutions.
The transaction was established nearly a year after businessman Ioannis Papalekas’s company paid 44 million euros for Building A in the same complex. Companies such as Orange or Schneider Electric have their headquarters here, with the total leasable area being 19,500 sqm.
"I am pleased to announce the sale of the second building in Green Court Bucharest, just one year after the first transaction. The fact that in such a short time we have built, leased, and sold this building demonstrates the quality of the project and confirms once again that green, sustainable developments are attractive to both clients and investors. I would like to thank Globalworth for the collaboration and the professional sales process, as well as our legal and real estate consultants: Peli Filip and CBRE,” says Marcin Łapiński, President of Skanska Property Romania.
Commissioned in the spring of 2015, the Green Court Bucharest office complex is located in the Floreasca-Barbu Vacarescu area, currently seen as the hottest zone for the capital’s office segment. Developed by the Swedish company Skanska, the project consists of three office buildings with a total area of 54,500 sqm. The complex will be LEED Gold certified and benefits from sustainable solutions that reduce the building’s negative environmental footprint and lower its maintenance costs.
“We are delighted to continue our partnership with Skanska in Romania with the acquisition of Building B in the Green Court Bucharest project. This transaction represents an important step for Globalworth, which now owns two of the three buildings of the newest class A office project in Bucharest and thus consolidates its position in the capital’s new business district," concludes Dimitris Raptis, Deputy Chief Executive Officer and Chief Investment Officer at Globalworth Real Estate Investments.
