Cristi Opaiț and Cristian Tiderle are preparing an aparthotel project in Băneasa

Entrepreneur Cristi Opaiț, who has been in the HoReCa business for about 19 years, and his partner Cristian Tiderle, the manager of the Israeli-owned real estate developer Dagesh Group, are working on the design of the aparthotel near Aurel Vlaicu airport in Băneasa, which is expected to be authorized in the first quarter of 2025. The investors own a 2,744 sqm plot located in the Baneasa neighborhood of Bucharest. This is one of the last large buildable plots of land in the area, being in the airport protection area. After the approval of the Detailed Urban Development Plan, the developers have entered the design phase to finalize the last details for the building permit. The initial plan was for the project to be a four-star hotel with 40-50 rooms, but requests from investors in the meantime on the area for long-term rental and residential accommodation have led them to opt for the aparthotel. Also, while the previous plan envisaged a three-storey building, in the newly approved version the building will be structured as a basement, ground floor and one storey. Specifically, the building will have 2,800 square meters of surface area above ground, plus 900 square meters of courtyards and terraces and a basement of 1,800 square meters for 39 individual parking spaces. It has opted for 25 apartments, mostly two- and three-bedroom apartments with their own courtyard for those on the ground floor, plus two duplexes with large areas of around 135 sq m each and generous courtyards of more than 250 sq m. “We haven’t 100% decided yet, but we are currently working on the aparthotel destination. We have many requests also on the residential side. We are helped a lot by the location, which, unlike the whole northern area (Jandarmeriei, Sisești, etc.), is very well positioned in terms of public transportation (buses, the head of line 5, the future metro). All ground floor units also have courtyards and gardens. It is an elegant project that we want to deliver for the best possible destination,” said Cristian Tiderle. Cristi Opaiț partnered with Cristian Tiderle in spring 2022 by selling the land, and this is the only project in which the two are partners. The estimated investment in the project is EUR 5 million.
