Brimerock Hospitality Investments has officially launched its operations on the Romanian market, targeting modern hotel assets in Central and Eastern Europe. The first transaction under advanced analysis involves financing the development of a 144-room ibis hotel, located near the future Terminal 2 of Henri Coandă International Airport, in a strategic development area in the north of the capital.
The Brimerock Hospitality Investments fund, established last December by Mircea Drăghici (CEO of EST Hospitality) and Cătălin Lupu (former executive at companies such as UiPath), operates under a RAIF (Reserved Alternative Investment Fund) structure registered in Cyprus. According to data published by Forbes Romania, the project under analysis targets a 3-star “selected service” hotel operated under the ibis brand, with 144 rooms distributed across the ground floor and two upper floors. The functional program includes a restaurant, an events area with an 835 sqm multifunctional hall, a 748 sqm fitness center with an indoor pool, a 240 sqm lobby, and a dedicated parking lot with 100 spaces.
A key strategic argument for this investment is the new road connection between the A0 Bucharest North Motorway and the future Otopeni Terminal 2, a project that will consolidate the area as a major logistics, corporate, and hotel hub. The viability of the investment is supported by CNAB data regarding traffic at Henri Coandă Airport, which grew from 6.9 million passengers in 2021 to 17.7 million in 2025, representing an increase of over 156%. During the same period, cargo volume reached 42 thousand tons in 2025, up 16% from the previous year.
The fund’s strategy, according to statements by Cătălin Lupu, General Partner, also targets other opportunities in Bucharest and major regional cities, focusing on urban units, airport hotels, and mixed-use projects under international brands. Marian Ion, representative of Alexandra Residence Design SRL, emphasized that modern public infrastructure, such as the A0 and the airport expansion, represents the engine generating real economic development for private projects in the Tunari area.
