Swissotel Poiana Brasov reached 70% occupancy during the winter season. 30% are foreign tourists. The first Swissotel hotel in Romania was opened in September 2024 in Poiana Brasov following an investment of EUR 18.5 million, up 30% on initial estimates.

From a low of 40% in September 2024, the hotel reached over 70% in the peak winter season months of January and February 2025. This positive development is due to strategic positioning, quality of service and special initiatives that have transformed the hotel into a destination in its own right. In addition, the expansion of the offering with the opening of the Artegianale restaurant in November 2024 has complemented the experience offered to vacationers.

For the first year of operation, hotel representatives expect 80% occupancy. The hotel is positioning itself as a leisure accommodation, but hotel management says plans are for 30% of revenues to come from the business side. A similar percentage is expected from foreign tourists.

Swissotel Poiana Brasov’s financial performance in the first six months exceeded initial estimates, with revenues 20% higher than forecast. The increase in ADR to EUR 260 compared to the estimate of EUR 220 confirms guests’ appreciation for personalized experiences.

Hotel officials expect to recoup their investment for the first phase in about 12 years.

The first Swissotel hotel in Romania was opened in September 2024 in Poiana Brasov following an investment of EUR 18.5 million, up 30% compared to the estimates announced in February of that year. The investment refers to the first phase of the project, which consists of two stages, with a further EUR 11 million to be invested afterwards. The increase in investment and the postponement of the opening from March to September are attributed to the fact that the works took longer than initially estimated.

The hotel development is structured in two phases, and the second phase will include 50 rooms and suites, bringing the total capacity of the project to 114 rooms. The second phase will also include a spa area and conference facilities.

The project is a partnership between Accor and the local company Neagoe Basarab Residence, a Brasov-based developer.
