The investment comes amid exceptional dynamics in the capital&#8217;s hotel market, which recorded a 12% increase in revenue per available room (RevPAR) in 2025, the highest in Central and Eastern Europe, according to an analysis by Cushman &amp; Wakefield.<\/p>\n<p>The project targets the building at 14 Mun\u021bii Tatra Street, a former garage from the 1930-1935 period previously used by the Romanian Prosecutor&#8217;s Office, which does not have historical monument status. The Spanish group&#8217;s plan involves dismantling non-load-bearing interior walls, conserving and restoring the western facade, extending the basement, and adding two floors to the building, resulting in a facility with an area of nearly 2,000 square meters and 79 accommodation beds. Although the Spanish group has accumulated over 14 hectares of land in Bucharest since 2007, following investments of EUR 67 million, it has not developed any local projects until now, preferring to capitalize on its assets. According to Profit.ro, Avantia sold a 1.8-hectare plot of land (the former Repacom Obor factory) in 2022 to Petre Niculae and Quartz Residence for EUR 7.2 million and agreed to sell another 12 hectares on the shores of Lake Morii to Petre Niculae and Florin Ababe. The family&#8217;s portfolio also includes a 44,500-square-meter plot on Energeticienilor Boulevard (intended for a retail park), the former IRP factory in Timi\u0219oara, a 114-hectare plot towards Alexandria, and the Folder stationery chain.<\/p>\n<p>The Bucharest hotel market supports these investments through a record performance in 2025, outperforming the RevPAR growth rates of Warsaw (9.1%) and Prague (8.3%). The average daily rate (ADR) in the capital increased by 6.8%, reaching nearly EUR 110, while the occupancy rate rose by approximately 5%, a trend also stimulated by the opening of the five-star Corinthia Grand Hotel du Boulevard. This dynamic attracted hotel transactions worth EUR 46 million in Bucharest during 2025, a 180% increase compared to 2024.
