It is intended that works on the mall, which will have a leasable area of 25,000 square meters and a built area of 67,000 square meters, will begin in two to three months.<\/div>\n<div><\/div>\n<div>\u201cWe have launched the formal bidding process for designating the general contractor and we have 11 firms that have shown interest and from which we are awaiting offers. We have completed 75% of the excavations to date and our hope is that by the end of May or the beginning of June, we will start the actual construction. The duration of the works is estimated at 12 months,\u201d stated Andrei Pogonaru, son of Florin Pogonaru and project manager of Veranda Mall.<\/div>\n<div><\/div>\n<div>The total budget for this project is estimated at 63 million euros, of which approximately 27 million euros will represent construction costs. \u201cWe will start construction using our own funds and after the contractor is established, we will also sign a bank financing agreement, the terms of which have been largely agreed upon,\u201d added Pogonaru.<\/div>\n<div><\/div>\n<div>The annual revenues expected by investors are up to 7 million euros from fixed rents, to which approximately 1 million euros can be added, provided that store receipts reach the expected level. The mall&#8217;s occupancy rate is 72%, and there are agreements for another 20% of the spaces, according to the shopping center&#8217;s representatives.
