The sector was the target of more than half of the real estate investments made throughout the year, attracting over \u20ac357 million. The opportunities offered by the local market are much more attractive to foreign investors, with Romanian capital representing only three percent of the total.<\/div>\n<div><\/div>\n<div>Record in the industrial segment: over \u20ac357 million invested in real estate in 2015. Investors in 2015 focused heavily on the industrial segment, a sector that attracted 57% of the total investments recorded throughout the year, specifically over \u20ac357 million, according to a CBRE analysis. The share was influenced by the entry into the local market of two major investors \u2013 the Dutch company CTP and the developer P3, owned by TPG Real Estate and Ivanhoe Cambridge.<\/div>\n<div><\/div>\n<div>\u201cThe top five real estate transactions of 2015 were, in order: the acquisition of Europolis Logistic Park by P3, followed by the purchase of Floreasca Park by GLL, the acquisition of Auchan Titan Shopping Center by NEPI, the purchase of Bucharest West by CTP, and the acquisition of Green Court Bucharest Building B from Globalworth. The cumulative value of the five major transactions represents 60% of total investments, all of which were recorded in Bucharest,\u201d point out CBRE representatives.<\/div>\n<div><\/div>\n<div>Real estate investment yields, on a continuous rise<\/div>\n<div><\/div>\n<div>The total volume of real estate investments in the Romanian market continues to show significant dynamics in the post-recession period, being nearly double compared to 2013, but below the peak level recorded in 2014. The past year brought a constant improvement in real estate investment yields: from 8% to 7.25% for shopping centers, from 7.75% to 7.5% for office buildings, and from 9.5% to 8.75% for the industrial sector, and this trend is expected to continue in 2016.<\/div>\n<div><\/div>\n<div>The most significant placements last year came from the Netherlands, the USA, the UK, and Germany. The office space sector also recorded spectacular growth towards the end of the year: investments made in the last three months of 2015 represented half of the total for the entire year.<\/div>\n<div>\u201cIf we look at the interest shown by investors, we can estimate that this year will have at least the same performance indicators as in 2015. Both investors already active in Romania and those planning to invest here are becoming increasingly receptive to strengthening their presence in Romania, given the recent solid performance of the Romanian economy, but also due to the advantageous prices of investment products.
