The capital remains at the top of preferences, but the number of transactions in the office market has risen significantly in other major cities throughout 2015: according to real estate consultancy ESOP, the volume of office space rental transactions outside Bucharest increased by 32% compared to 2014.<\/div>\n<div><\/div>\n<div>ESOP: office rentals rose by over 30% outside Bucharest. The office space market was the star of the real estate sector in 2015 \u2013 all major Romanian cities enjoyed intense activity in this segment. It is encouraging that the fast pace was not recorded only in the Capital, the favorite of foreign companies. According to ESOP analyses, the volume of office rental transactions outside Bucharest grew by 32% in the last year, reaching a total area of 49,661 sqm. The stars were the cities of Iasi and Timisoara.<\/div>\n<div><\/div>\n<div>&bdquo;There is a happy tandem that makes the development of the office market in Romania&#8217;s major cities possible \u2013 the demand for labor from IT&amp;C and outsourcing companies and the increase in the quality supply of office spaces in new buildings at international standards. Romania ranks second in the Deloitte Technology Fast 50 CE top, after Poland, and this materializes in an increasing interest from investors in the Romanian labor market and implicitly in accommodating it, not only in the Capital but in all major university centers. ESOP has closely followed this trend and responds to the demand for spaces in the country, resulting in two major office transactions in 2015 \u2013 the rental of an area of 4,000 sqm in the City Business Center complex in Timisoara and an area of 1,000 sqm in Palas in Iasi&rdquo;, states Alexandru Petrescu, Managing Partner at ESOP Consulting | CORFAC International.<\/div>\n<div><\/div>\n<div>Top office space areas rented in the country in 2015, according to ESOP:<\/div>\n<div><\/div>\n<div>Iasi &ndash; 17,682 sqm<\/div>\n<div>Timisoara &ndash; 13,043 sqm<\/div>\n<div>Cluj Napoca &ndash; 5,350 sqm<\/div>\n<div>Brasov &ndash; 3,800 sqm<\/div>\n<div>Oradea &ndash; 1,886 sqm<\/div>\n<div>Bacau &ndash; 1,400 sqm<\/div>\n<div>The office buildings where large spaces were transacted in 2015 in the country were Palas and United Business Center 3 in Iasi, City Business Center and UBC Open Ville in Timisoara, Cluj Business Center and The Office in Cluj-Napoca. Among the best-known names that rented offices outside the Capital during 2015 are Xerox (in Iasi), Accenture Services (Iasi and Timisoara), Hella (in Timisoara), Amazon (in Iasi), Bitdefender (Iasi), Unicredit (Iasi), Ness (Timisoara), CEGEKA (Iasi), Centric IT Solutions (Iasi), OSF, or WeLocalize (Cluj Napoca).<\/div>\n<div><\/div>\n<div>&bdquo;In 2016, the trend will persist, interest in the labor force outside the Capital will be just as high, and this wave of multinational firms and large Romanian companies choosing secondary cities will lead to strengthening real estate investors&#8217; confidence in the office market of these locations.
