To the untrained eye, Bucharest seems to have enough shopping centers, but statistics show that we are still behind other comparable cities in the region. By the end of 2016, the total stock of modern retail space will reach 1.13 million sqm, or 452 sqm per thousand inhabitants in the metropolitan area. These figures lead specialists to conclude that there is still room in the market.<\/div>\n<div><\/div>\n<div>Crowded every weekend, Bucharest&#8217;s malls prove to be one of the most profitable businesses for investors with long-term calculations. Fierce competition does not scare developers, so the city will have two more new shopping centers by the end of this year, representing 100,000 sqm of modern retail space. &nbsp;<\/div>\n<div><\/div>\n<div>&ldquo;With the delivery of the ParkLake Plaza shopping center, the current stock of modern retail space in Bucharest will increase from 1.06 million sqm to 1.13 million sqm, which means that the stock of shopping centers per thousand inhabitants in the metropolitan area will reach approximately 452 sqm, being far behind the average of large cities in the region. By the end of the year, the Veranda Mall shopping center, located in the Bucur Obor area, is also set to be delivered in Bucharest,&rdquo; say representatives of Colliers International.<\/div>\n<div><\/div>\n<div>The delivery of the new ParkLake Plaza mall will put pressure on the eastern part of Bucharest, where less than 18 months ago another large shopping center, Mega Mall, was delivered.<\/div>\n<div><\/div>\n<div>The eastern area of Bucharest will be covered by the end of the year by four modern shopping centers: Mega Mall, ParkLake Plaza, Bucuresti Mall, and Veranda Mall, located within a five to six km radius.<\/div>\n<div>With all this, there is still enough room for other projects, specialists observe. The increase in purchasing power and the interest in shopping among Bucharest residents represent good news for those running businesses in this field. Malls are and will remain profitable. According to Colliers International data, throughout last year, most international retailers present on the Romanian market recorded increases between 10 &#8211; 20% in sales volumes, estimating that this trend will continue in 2016.<\/div>\n<div><\/div>\n<div>&ldquo;Based on Colliers&#8217; internal calculations, taking into account the evolution of purchasing power and the growth rate of consumption in the coming years, we estimate that the market will be able to absorb approximately 200,000 sqm of leasable area in the coming years, of which the shopping centers announced for delivery in Bucharest this year total about 100,000 sqm.
