Nationally, approximately 9% more real estate transactions were recorded in the first nine months of this year, according to the study cited by Mediafax.&nbsp;<\/div>\n<div><\/div>\n<div>The number of home deliveries in Bucharest and its surroundings will reach a new record this year, estimated at approximately 13,000, a 20% increase compared to the previous year. The largest share of these, approximately 53%, falls within the mass market segment, with 2016 also marking a significant increase in the number of projects targeting the middle class, at a percentage of nearly 40%.<\/div>\n<div><\/div>\n<div>The adoption of the &#8220;giving in payment&#8221; law and the exhaustion of the first available ceiling for financing through the &#8220;Prima Casa&#8221; (First Home) program led to a decrease in new home sales, a decline that was later recovered after the supplementation of Prima Casa funds and after most financing institutions returned to 15% &#8211; 20% down payments for a mortgage loan.<\/div>\n<div><\/div>\n<div>The study conducted by Coldwell Banker Affiliates of Romania estimates an absorption rate this year of over 70% for homes completed in 2016 in Bucharest, with the remainder to be absorbed by the market mostly within the next six to nine months, depending on developers&#8217; business strategies and macroeconomic conditions. Data from the National Agency for Cadastre and Land Registration (ANCPI) indicates an 8.6% increase in the number of transactions concluded nationally in the first nine months of this year, compared to the same period in 2015.<\/div>\n<div><\/div>\n<div>The largest regional residential markets in the country in 2016 were Cluj-Napoca, Constanta, and Sibiu, with over 2,000 units estimated for delivery in each of these areas, followed closely by Brasov, Iasi, and Timisoara.
