The first phase of development focuses on the residential segment exclusively for rent, a niche the group is expanding locally, in the context of a forecast of an 18.5% increase in housing deliveries in Bucharest and Ilfov for 2026.<\/p>\n<p>The first phase of the investment will be carried out on a 9,517-square-meter plot of land, acquired in 2020 from BCR for EUR 7.4 million. The project involves the construction of a building with a height of up to 13 recessed floors, which will house 284 apartments for rent and 382 parking spaces. Commercial spaces, co-working areas, and three loft-type apartments with their own gardens will be set up on the ground floor of the building. Additionally, the structure includes two civil defense shelters in the basement, with a total capacity of 900 people.<\/p>\n<p>This stage is part of an extensive master plan on an adjacent plot of approximately 4 hectares, purchased in 2018 for EUR 23 million from Broadhurst Investments. On this area, which belonged to the former UMEB factory, four other commercial buildings (offices and a hotel) and two residential buildings are planned. The total investment in land in this area exceeds EUR 109 million, adding to the EUR 78.8 million initially paid for the site of the mall and AFI Park.<\/p>\n<p>AFI Romania, with total assets of over EUR 1.66 billion, is consolidating its position as the third-largest office owner in the country. The company is simultaneously developing projects such as AFI Home Pipera (442 apartments for rent) and the renovation of the former Bancorex headquarters, an investment of over EUR 100 million estimated to generate annual revenues of EUR 9.3 million starting in 2028.
