The project, resulting from the transformation of the former Sport Hotel, is positioned in the &#8220;upper upscale&#8221; segment, with events and business tourism as its main growth drivers, in a local market dominated by festivals and corporate activity.  <\/p>\n<p>The hotel development process was structured in two distinct phases, starting with the acquisition of the building built in the 1980&#8217;s, purchased in the fall of 2018 from SIF Moldova for EUR 5.6 million. The first stage of the renovation required a final budget of EUR 26 million, exceeding the initial estimate of EUR 19 million due to the need to reconsolidate the structure to meet new safety standards. Recently, the second wing of the hotel was also completed, an investment that came in under the budget of \u20ac12.8 million. The complex currently has a built area of around 20,000 sq.m., offering 169 rooms, three restaurants, four conference rooms, meeting spaces, spa, fitness room and terrace.       <\/p>\n<p>The decision to affiliate the hotel with an international five-star brand was a strategic one, designed to avoid the fierce competition in the four-star segment and to ensure access to global distribution networks. Nina Moldovan, president of the Winners board, points out that the positioning was also influenced by the hotel&#8217;s location in the Central Park, opposite the Cluj Arena and the Polyvalent Hall. The business model is based primarily on the organization of events, conferences and festivals &#8211; Cluj hosts more than 1,500 such events every year &#8211; followed by the business travel segment. The &#8220;leisure&#8221; (recreational tourism) area remains in third place, although the share of foreign tourists has increased since the opening in 2022, reaching 35% of all customers, the majority of which come from Germany, France and Italy.   <\/p>\n<p>From an operational point of view, the hotel has an occupancy rate of over 65% in most months, with the exception of December-January. The hotel currently employs 120 staff, consisting mainly of local labor, supplemented by staff from Moldova and Ukraine.
