The Auto Rom Company, part of the \u021airiac Holding, has already obtained three preliminary documents necessary for the authorization of the demolition of buildings and outdoor platforms, as well as for the organization of the construction site on the land it owns on Bulevardul Expozitiei 2 in the north of the capital.<\/p>\n
On the three sites, with a total area of 6.9 hectares, located in the immediate vicinity of the Romexpo exhibition center, car dealerships and service centers for Mercedes-Benz, Mitsubishi and Hyundai currently operate. But Ion \u021airiac’s plans for the area are much more ambitious.<\/p>\n
As early as 2019, the businessman started to outline a mega real estate project that could include 27 sections of buildings of up to 20 floors, with mixed functions: housing, office space, a shopping center and a hotel – one of the defining components of this approach, designed to add urban and tourist value to the entire area.<\/p>\n
Although the project is not slated for immediate launch – the representatives of Tiriac Holding said there are no concrete plans for the next 3-4 years – Tiriac has already taken the essential steps for authorization and started working on the general concept of the development. For this it has called on architects from Studio 10M, the same team that also designed the iconic \u021airiac Tower building in the Victoriei Square area.<\/p>\n
With an estimated built area of more than 200,000 square meters, the project is expected to be one of the most spectacular private real estate initiatives in Bucharest, involving an estimated investment of hundreds of millions of euros. The hotel component has a strategic role, given the proximity of Romexpo and the new business center taking shape in this part of the city.<\/p>\n
The Bulevardului Expozi\u021biei area has become a magnet for real estate investments, attracting big names in Romanian business – such as Iulian Dasc\u0103lu, Gheorghe Copos, Alin Niculae, Gheorghe Iaciu, Nicolae Dumitru, Dan \u0218ucu or Valentin Vi\u0219oiu – but also international investors such as Portland Trust, Atenor, London Partners or Cordia.<\/p>\n
In fact, Ion Tiriac’s plans for the Exhibition area are in addition to a series of large-scale real estate initiatives, such as the expansion of the Stejarii residential complex, where the recently completed second phase includes 198 apartments exclusively for rent, following an investment of about 50 million euro.<\/p>\n
In parallel, \u021airiac Imobiliare has also initiated the authorization procedures for the dismantling of the former Granitul factory, another valuable piece of land in Bucharest that it indirectly controls.<\/p>\n","protected":false},"excerpt":{"rendered":"
